I just found the official Panorama Towers Video on You Tube. This is from the developer of Panorama Towers. It's a pretty good description of the project, but the video was made before the construction of City Center. This truly gives you a sense of where the buildings are in relationship to the Las Vegas Strip. It's a great location with amazing views. There are currently two towers that are completed, and the third tower is being constructed as you read. There are 11 new models left to sell in the third tower, but if you're really interested I would pick up a resale in tower 1 or 2. There are some really well priced units with strip views. I have to admit, I like the condos at Palms Place here in Las Vegas. I think they are very sexy, trendy and pretty hot....now putting on my real estate agent hat, I think there can be some good potential in these units DEPENDING on how well you purchase. I've been tracking the units in this building and one of the current obstacles is getting financing. Most of the 10% down payment loans have completely vanished from the market and lenders are requiring as much as 25%-35% down in order to finance theses units. There are currently 39 studios and one-bedrooms for sale in Palms Place. There are 12 one-bedrooms and 27 studios on the market as of November 24th, 2008. Most of the current prices on these units have not been reduced, but you can definitely tell who is truly motivated by certain price reductions. Since its initial closing at the beginning of this year, there has only been 2 resale the entire year. Those property was significantly discounted one bedroom on the 17th floor which sold for $600,000 and $550,000 on the 8th floor! Some sellers have accepted the market and have priced their units accordingly.

The Signature MGM Grand Condos in Las Vegas are a great condo hotel option for those of you looking to be directly connected to a major hotel on Las Vegas Blvd. Signature has one bedrooms units, and studios available for purchase. The amenities of these units are quite extensive and include a state of the art fitness facility, spa facilities, pool and jacuzzi, and full service concierge. All of the units are sold fully furnished with very tasteful decorations, stainless steel appliances, flat panel televisions, marble floors, granite counter tops, and views!! If you were ever considering buying a high rise in Las Vegas, now is a great time to buy. I say this for a couple of reasons. What is the first rule of prices? Supply and Demand. When there is an over supply and less demand the prices fall, and when the supply is limited and demand is high, prices increase. Which scenario do you think we're in? Unless you've been in a cave for the last two years, you probably know we're in the first situation. Currently there are approximately 766 high rises in Las Vegas ranging from a 1075 sq ft high rise in an older building for $99,000 all the way up to a $20 million penthouse. There is a beautiful unit for everyone depending on the style and price you're looking for. Here are a few stats to give you an idea of where we are currently with our inventory and where we've been: As of September 25, 2008:

• There are 766 high rise units on the market
• There are 48 properties that are under contract (Pending or Contingent)
• 48 of the available properties are foreclosures
• 67 of the available properties are short sales (What's a short sale?)
• 169 high rise units sold this year
