The Martin High Rise Condo Building plans $3 million redesign in Las Vegas


The Martin plans on a $3million redesign which gives new life to the Las Vegas high rise condo market . These are fantastic condos facing City Center in the heart of Las Vegas.

A world-class team of hospitality, design and architectural firms have been enlisted to complete a $3 million redesign for The Martin, a high-rise residential tower in Las Vegas owned by iStar Financial as part of its Residential Division ("iStar Residential"). The redesign will include a renovation of the buildings common areas and the creation of an Effortless Ownership program offering five-star services to residents.

The Kor Group, the Los Angeles-based developer and design team behind Viceroy Santa Monica and Viceroy Anguilla, will lead the sales and marketing, interior design and Effortless Ownership program. Mark Tessier, the award-winning Los Angeles-based landscape architect, will design the green spaces. As of last week, 103 residences at The Martin have already been sold.

"The Martin is a once-in-a-lifetime opportunity to purchase a home in a well-designed, well-located luxury residential project offering five-star amenities and services at an affordable level, which can and will never be replicated again at these price points," said David Sotolov, senior vice president at iStar Residential. "Despite the state of the Las Vegas real estate market over the last couple years, we have maintained strong sales that continue to gain momentum as the market recovers. Our re-investment in The Martin will further improve and solidify the luxury, high-end quality of the asset."

The redesign of the common areas will begin in September and includes the porte-cochere, lobby, library lounge, pool area and poolside lounge, spa and fitness center, business center and conference room. Completion is expected by mid-December. The Effortless Ownership program that offers five-star services to residents is currently in development and will be available next month.

Palatial Penthouses for sale in Las Vegas


New York and Hong Kong aren't they only cities offering incredible penthouses for sale. Our high rise marktet is young, but that doesn't mean we're unsophisticated. Take a look at the luxury high rise condos available in Las Vegas below.

 This is 24,000 sq ft home sits on 11.2 acres just south of the Las Vegas Strip, has 18 bedrooms, 18 baths, a night club, office building, two guest suites, and just about every other imaginable amenity.  It was originally listed for $24,000,000 and sold for $15,000,000 May 9th, 2011 for cash.   It took this property 212 days to sell.

    Luxury buyers in Las Vegas didn't just stick to the ground.  21 luxury high rise condos sold in the last year.  The top selling high rise was located in Howard Huges Center adjacent to the strip.  This condo was 4,903 sq ft, 3 bed room, office, 4 baths, and absolutely incredible views of the Las Vegas Strip. Signature MGM Grand Condos have NEVER been cheaper


Signature MGM Grand Condos have dropped dramatically in price since the boom in 2006. This is one of the only condo hotel projects are directly connected to a major hotel on Las Vegas Blvd until City Center open later this year.

City Center Las Vegas cut prices by 30%

Center Center in Las Vegas is the largest privately funded construction project in the United States. The MGM-Mirage's $11 billion project had stalled with 50% of the project unsold, in part because of the high sticker price of these condos.  Today, MGM announced the project would cut prices of existing units by 30%!  Those buyers who are currently under contract will be contacted by City Center sales agents regarding the price reduction.  This comes as a relief to the future owners of condos in the project as the real estate market has taken a steep turn for the worse since the original contracts were written.

"We believe that in this economic climate, this price reduction is an appropriate step to take on behalf of our buyers so as to provide them greater flexibility in closing on their residences," said Bobby Baldwin, chief executive of CityCenter and chief design and construction officer for MGM Mirage.

MGM makes the announcement in one of the worst housing markets in history, but Las Vegas is starting to show signs of recovery.  The higher end market is moving more slowly then the entry level homes, but the new price structure of City Center might allure investors and second home owners to make a move into one of the most prestigious projects in the world.
