I have to admit, I like the condos at Palms Place here in Las Vegas. I think they are very sexy, trendy and pretty hot....now putting on my real estate agent hat, I think there can be some good potential in these units DEPENDING on how well you purchase. I've been tracking the units in this building and one of the current obstacles is getting financing. Most of the 10% down payment loans have completely vanished from the market and lenders are requiring as much as 25%-35% down in order to finance theses units. There are currently 39 studios and one-bedrooms for sale in Palms Place. There are 12 one-bedrooms and 27 studios on the market as of November 24th, 2008. Most of the current prices on these units have not been reduced, but you can definitely tell who is truly motivated by certain price reductions. Since its initial closing at the beginning of this year, there has only been 2 resale the entire year. Those property was significantly discounted one bedroom on the 17th floor which sold for $600,000 and $550,000 on the 8th floor! Some sellers have accepted the market and have priced their units accordingly.
