I've been keeping a close eye on the available units for sale in Palms Place for a couple of clients. It's one of the hottest projects in Las Vegas for the condo hotel market. There are currently 27 properties on the market as of March 24th, 2009. The one bedroom units are 1220 sq ft, and the studios are 615 sq ft. Prices vary depending on the location within the building and the views from the unit. One of the benefits of being in a condo/hotel project like Palms Place is the resort amenities each one of the owners is able to use, like valet, concierge, a full gym facility, room service, plus owners get VIP treatment to events, restaurants, and clubs at the Palms. With the new Pearl concert venue, more and more events are taking place in The Palms. These units come fully furnished by world renowned designers Yabu Pushelberg and can be placed in the rental program when you're not in Las Vegas. Another resale unit in Palms Place just sold! This unit was a one bedroom condo on the 8th floor with views of the north strip from the balcony. Originally priced at $899,000 the sales price closed at $550,000! The previous owner paid $639,200 back in April of 2008, so he sold his unit at a big loss. That doesn't bode well for current properties on the market, but it's great for buyers interested in getting a deal in Palms Place.
