I am thrilled to announce that I recently I sold a fabulous home in McNeil Manor! 1225 Strong Dr, which had been vacant for nearly 8 months, just sold for $325,000! This is the highest price in McNeil Manor in nearly 3 years which is great news for home owners in McNeil. This home has been completely remodeled with cherry wood floors, high end appliances, new roof, new ac units, a gorgeous mosaic tile pool, and new upgraded bathrooms.
While I'm very excited to sell another beautiful home in my neighborhood, the best part about this sale is how it happened. I was walking my dogs the day of our annual block party and I stopped to say hi to a neighbor who was having a garage sale. I introduced myself, told him what street I lived on, bought some awesome mugs I've been wanting for months, and had a nice conversation. He asked what kind of work I did, and I told him I was a Realtor. He told me that the owner around the corner was considering selling his house. I had always been curious about this house because it's so pretty and nicely remodeled on the outside. He mentioned that he does tile work for the current owner and offer to show me the home. I jumped on the opportunity to see it. He gave me a tour and I kept it in my mental file of potential home for future clients.
 A week later, a got a phone call from a buyer who had found me from my internet marketing. They were looking for a single story with a pool, close to the strip, with some character. 1225 Strong Dr immediately popped into my head and I told him all of the wonderful benefits of living in McNeil. I made arrangements to see the house again and they were wide eyed and surprised at the home. I could see their wheels turning but they wanted to see more properties before making a decision. I showed them 15 other properties with similar specs and they kept coming back to Strong Dr. I finally spoke to the seller about actually selling the property since it wasn't even on the market and after two weeks of back and forth negotiations, we finally came to an agreement. We did our inspections, signed our docs at title, and closed this week. The one aspect that makes me very proud about this sale, is that I was able to make it happen because of the connections I've made by living in this community. This would not have happened if I didn't live in McNeil Manor where people say hi, wave to you as you walk your dogs, where there is a McNeil Facebook Page to connect with other residents, and where active home owners have neighborhood meetings every other month to discuss issues that affect our community. Being in Las Vegas for 9 years, this is the first time that I felt part of neighborhood and I'm very proud of that. Also this week, I've been working with another client interested in purchasing in McNeil. I tried to schedule 3 showings and was surprised to hear that 2 of the 3 homes had more than 4 offers on them! 			    <title>Wells Fargo Short Sale Approved in Las Vegas NV</title>
			    <description>I recently negotiated a successful short sale for a Wells Fargo loan in Las Vegas Nevada.   Here is a portion of the approval letter:

The language that I have highlighted above is the most crucial language when looking for at a short sale approval letter.  As I explain with all of my clients, I am not a lawyer and you should seek professional legal and tax advice anytime you are considering a short sale.  Every person's situation is different and each bank has different approval letters that has different language.   Luckily, Wells Fargo has a very clear approval letter on their short sales. 
What is a Short Sale and why should I consider it?  A short sale is when a seller is upside down on their home and tries to sell it.  The bank who owes the mortgage has to agree to take a loss on the property and release the lien in order for the sale to go through.   That is the simple explanation of a short sale, however it should be called a Long Tedious Sale.  The average short sale in Las Vegas takes 120 days from the time you submit the offer to the actual response from the bank.   The fastest short sale I have ever worked on took 45 days to get a response and that was like seeing a unicorn prancing down the street.  These types of transactions are not fast, but the benefits of trying to negotiate a short sale far out weigh the pain.   When you let your home go into foreclosure, you loose the opportunity to negotiate the loss with your bank.  The bank has the right to sue you to pay the remaining balance.   In the scenario above, I was able to successfully negotiate a full waiver of deficiency from the bank.   
$326,000 original loan on the home
$190,000 new sales price on the same home 5 years later. 
$136,000 of completely forgiven debt by Wells Fargo through a short sale. 
Would you want to risk the bank suing you for $136,000? 


 It's worth trying to negotiate with the bank and dealing with the laborious process to have such a great result as this.  Recently, banks have been asking the sellers for a cash contribution at the close of the short sale in order to waive the deficiency.  Again let's look at the numbers:
$5,000 cash contribution
$136,000 of forgiven debt. To me, it's worth making that contribution and not having to worry about the risk of the bank pursuing the deficiency.

The Lakes: The Lakes, not to be confused with Lake Las Vegas, is a residential community is one of Nevada's first master-lanned communities. Developed in the 1980s around several large man-made lakes, this Clark County community is located immediately west of the Las Vegas Strip off of Sahara and Durango Avenues.
